Lifespan and upfront cost

Architectural shingles typically last 25 to 30 years in Southeast Georgia — less if the attic is poorly ventilated. Standing seam metal routinely goes 45 to 60 years. Metal costs roughly two to two and a half times more upfront, which means the decision usually comes down to how long you plan to own the home.

Wind and hurricane performance

Properly installed standing seam metal with concealed fasteners handles high wind exceptionally well because there are no exposed fastener heads to back out or gasket seals to dry-rot. Quality architectural shingles are rated for high wind too, but the rating only holds if nailing pattern, starter course, and ridge details were done correctly.

Heat, salt, and noise

Metal reflects more solar heat, which measurably helps summer cooling loads. Near the water, specify a coastal-grade finish; standard coatings will chalk faster in salt air.

The noise concern is mostly outdated. Over solid decking with modern underlayment and attic insulation, a metal roof in the rain is not appreciably louder than shingles.

If you plan to be in the house more than fifteen years, or the home is close to the coast, metal is generally the better long-run value. If you are on a tighter budget, planning to sell within a decade, or working within an HOA or historic guideline, a premium architectural shingle with a full manufacturer system warranty is a perfectly good roof.
